Permits indicate Amazon is behind planned warehouse in Bothell, despite denial from county

North Creek, along Bothell Everett Highway, could be home to a new Amazon warehouse.
A real estate development company, PDC Seattle, has applied for a Land Disturbing Activity permit for a near 23-acre lot at 18712 Bothell Everett Highway. Development plans include a 105,000 square-foot warehouse listed as a 鈥渇ulfillment center.鈥�
Email correspondence between the Washington State Department of Transportation and PDC Seattle included in the application refers to the project under development as including an 鈥淎mazon driveway.鈥�
The application materials repeatedly refer to the project as a fulfillment center, a term Amazon uses to describe its warehouse facilities.
The city planner鈥檚 office with Snohomish County denies that the project is sponsored by Amazon.
鈥淧lanning and Development Services is not aware of any current records on file associated with this project that would confirm that this is an Amazon project,鈥� wrote a communications representative for the county.
Amazon did not respond to MyNorthwest鈥檚 request for comment on the project development.
Lake Washington鈥檚 rapid transit expansion reaches milestone
Snohomish County has confirmed that the applicant has cleared much of the necessary environmental review process, and that a Determination of Non Significance permit is likely.
Traffic impact analysis of the project mentions that the “North Creek Commerce Centre” would generate over 500 new average daily trips to the area. To mitigate the added congestion, the applicant has offered to pay under $400,000 in transportation fees to the county, Mill Creek, Bothell, and WSDOT.
The project鈥檚 indicate that the shipping facility would include capacity for roughly 300 employees.
Snohomish County has received feedback from dozens of local homeowners, businesses, and community organizations impacted by the development. Many of them voice concerns about the added congestion and pollution the warehouse would inevitably bring.
鈥淓ntering Bothell Everett Highway from 183rd Street is already a dangerous maneuver. This facility will bring additional traffic and semi-trucks to the area which will no doubt make things more dangerous,鈥� wrote Bothell’s Copper Creek HOA President Mark Wilder to the county鈥檚 senior city planner.
Development of the property requires demolition of two single-family residential units, as well as several mobile home structures. The project is anticipated to displace six people from residential properties and six from commercial business properties.
The site is zoned for light industrial. It is currently occupied by a car dealership and various storage facilities.
